CONSTRUCTION MANAGER AT RISK
Construction Management affords the client flexibility to select their contractor based on several factors other than price alone such as project-specific experience, performance history, and financial stability. In our experience, the earlier we can bring all members of the project team together - client/architect/engineer/construction manager - the more successful the project.
Specifically, the Construction Manager (CM) builds the project with a defined schedule and price, either a fixed lump sum or a guaranteed maximum price (GMP). The CM provides construction input for the client during the design / preconstruction phases, such as plan and site reviews, cost analysis, and value engineering. Once construction begins, the CM takes on the role of General Contractor (GC), managing all aspects of the project from start to finish.
This method requires a separate contract with both an architect / engineer, and with the construction manager.

GENERAL CONTRACTOR
This method requires three phases:
1. The design phase requiring the services of an architect (designer).
2. The bid phase when a contractor is selected.
3. The construction phase when the project is built by the selected
(typically low bidder) contractor.

DESIGN BUILD
This method includes one entity, a design-builder, and results in a single contract between the client and the contractor to provide both architectural / engineering services and construction services.
The construction manager will be responsible for hiring the architect or provide the services in-house.
This method is often referred to as turnkey and allows the client to answer all of their construction questions in one place.
